Seven weeks ago I wrote that ChatGPT and Claude are not real estate investment tools. I stand by every word. Language models guess where real estate software calculates. But many of you wrote back with the same answer: "I'm not leaving my AI assistant. I live in it all day." That's fair. So we brought Investra to you.
Investra now works inside Claude, ChatGPT, Grok, and Perplexity
Starting today, you can connect your Investra account to the AI assistant you already use. When you ask a question in plain English, the assistant sends it through Investra: our property data, our rental estimates, our financial model. The assistant handles the conversation and Investra does the math.
It's built on the Model Context Protocol (MCP), the open standard that lets AI assistants use outside tools. You don't need to know anything about it. You add Investra once, sign in, and it's there.
What you can ask
- "Show me listings near 123 Main St."
- "Who is Sarah Lee in my client list?"
- "Add John Smith to my clients. His email is john@example.com."
- "Run a long-term rental analysis on this property for John. 25% down, 6.5% interest."
- "Make a share link for that analysis so I can send it to him."
- "What Investra plan am I on?"
Every answer comes from the same engine behind the Investra web app and iPhone app. The numbers in your chat are the numbers in your client's report.
Why this doesn't contradict what I said in April
In April I made two points. First, general-purpose AI guesses instead of calculating. Second, pasting client data into a chatbot is a risk.
The connector solves the first one directly. The assistant doesn't estimate a cap rate from memory. It asks Investra, and Investra calculates it from live data.
On the second, I want to be straight with you. When the assistant reads your Investra data, that data is handled under the assistant's privacy policy, not ours. So we built the connector to keep you in control:
- You start every connection yourself and approve the permissions on a consent screen before anything is shared.
- The assistant never sees your Investra password.
- It sees only your own properties, clients and analyses, never another realtor's.
- It can't change your billing or account settings.
- You can disconnect at any time from the assistant's settings, and access is cut off on our side immediately.
Before you bring client details into any chat, check that assistant's privacy settings, including whether your conversations are used for training. My advice from April still holds.
How to connect
It takes about two minutes. In Claude, go to Settings → Connectors → Add custom connector, name it Investra, and paste the server URL from our setup guide. Sign in and click Allow. ChatGPT, Grok and Perplexity work almost the same way.
You'll need an Investra account (free or paid; you can sign up during the connection) and one of these:
- Claude: any paid plan
- ChatGPT: Plus, Pro, Business, Enterprise or Edu, with Developer Mode on
- Perplexity: Pro, Max or Enterprise
- Grok: free or paid
The full step-by-step guide for each assistant is on our AI Assistant Integration page.
Use the right AI. Now they work together.
Use Claude to draft your LOI. Use ChatGPT to research the neighborhood. And now, in the same conversation, ask Investra whether the deal actually pencils out.
