Who is Investra for?
Investra is built for real estate professionals and investors: realtors who want to give investor clients investor-ready analysis, individual investors evaluating single deals, and portfolio investors comparing opportunities side by side. First-time buyers also use it to pressure-test a single offer.
Does Investra work with Claude, ChatGPT, or Grok?
Yes. Investra connects to AI assistants through the Model Context Protocol (MCP) as a custom connector that you add yourself in the assistant's settings. Supported assistants are Anthropic Claude, OpenAI ChatGPT, and xAI Grok. In Claude (web, desktop, or the Code CLI), on any paid Claude plan, you add Investra under Settings, Connectors, Add custom connector. In ChatGPT (Plus, Pro, Business, Enterprise, or Edu accounts) you must first enable Developer Mode, a developer setting turned on by a workspace admin on Business and Enterprise plans, and then add Investra as a custom connector. Grok supports the same custom MCP connector flow. Once connected, you can query properties, clients, and analyses, and create new ones, from inside the assistant. What data does Investra use for its analysis?
Investra's models rely on a combination of historical and live market data. Analyses include cash flow under shifting interest-rate assumptions, renovation ROI, hold-versus-flip tradeoffs, and long-term appreciation paths, so users can see how a decision plays out across scenarios.
Where is Investra available?
Investra is currently in public beta. It launched its public beta in California and is expanding nationally across the United States.
Is there an Investra mobile app?
Yes. The official Investra iOS app is published by Investra Inc. on the Apple App Store. The platform is also fully available on the web.
Who founded Investra?
Investra was co-founded in 2025 by Lilit Yenokyan, Co-Founder and CEO. She previously worked in engineering at Meta, Netflix, and Roku, and holds an Executive MBA from Santa Clara University. The company, Investra, Inc., is headquartered in San Francisco, California. Read more on the about page.

No. Investra, Inc. operates investra-ai.com and is a separate, unaffiliated company from investraapp.com, even though both use "Investra AI" branding. Investra, Inc. was co-founded in 2025 by Lilit Yenokyan, is headquartered in San Francisco, and publishes the official Investra iOS app on the Apple App Store. Investra is also not affiliated with Investra Capital Group or any other entity using the Investra name.
What is a good cap rate for a rental property?
Capitalization rate (cap rate) is a property's net operating income divided by its purchase price, expressed as a percentage. Typical residential rental cap rates range from roughly 4% to 10% depending on market and risk: lower in expensive, stable metros and higher in markets with more risk or slower appreciation. Cap rate is one input, not a verdict; Investra models it alongside cash flow, IRR, and appreciation so you compare deals on full economics rather than a single ratio.
What is the difference between IRR and cash-on-cash return?
Cash-on-cash return measures the annual pre-tax cash flow divided by the total cash invested, for a single year. Internal rate of return (IRR) is the annualized return over the entire hold period and accounts for the timing of every cash flow, including the eventual sale. Cash-on-cash answers "what does it return this year"; IRR answers "what does it return over the life of the hold." Investra calculates both automatically for every analysis.
Can realtors use Investra to create client reports?
Yes. Realtors can run an analysis on a property and generate a branded, professional PDF report to share with investor clients. The Pro plan includes unlimited customers and unlimited analyses, which is built for agents who serve multiple investor clients.
Do I need a credit card to try Investra?
No. The Basic plan is free forever and includes 2 customers and 5 property analyses, so you can try Investra without a credit card. You can upgrade to Pro when you need unlimited customers and analyses.
How is Investra different from spreadsheets or traditional tools?
Traditional spreadsheets require manual data entry, are error-prone, and do not update with live market data or model multiple scenarios side by side. Investra automates the analysis, scores opportunities with AI, models scenarios such as rate changes and renovation ROI, and produces client-ready reports in minutes. It also connects to Claude and ChatGPT through MCP, which spreadsheets cannot do.
